What's the first thing a new buyer sees? The outside of your home, of course. Curb appeal is perfect way to give a great first impression, and entice buyers to come inside. By power washing your sidewalks, mowing the lawn, and planting a few blooming flowers you can boost your curb appeal significantly.

Hint: Leave your porch lights on at night, just in case a potential buyer decides to drive past.

 

This next step may seem obvious, and that's because it is: Clean everything! This may be the best way to stage your home for potential buyers. Polish the floors, steam the carpet (especially if you have pets), and de-clutter all areas of your home. Open spaces are inviting, and clutter or mess could prevent buyers from seeing all the beauty your home has to offer.

 

After you've finished the dirty work, ensure your homes aesthetically pleasing. Arrange your living room symmetrically, paint the walls neutral colours, and lay out your nicest dining table decor. French white linens in the bathrooms and bedrooms will also add some natural beauty to your home. The idea is to make the buyer imagine what it would be like to live there, if they decide to make an offer.

 

Another simple trick to add some flare to your home tour is to showcase your bedroom closet (after you've de-cluttered, of course). For some people, closet space can be a make-or-break factor when buying a house, so show them that your closet is the best! Try using closet organizers to arrange your ties, scarfs, shoes, and handbags. Aim for leaving 20-20% of open space to make the closet appear larger, even if it means storing boxes in the garage for now.

 

Get potential buyers to look at your whole house. Even the awkward spaces. Hang a few conversational art pieces, or get a vase of colourful flowers.
